Consultation. The consultation allows us to meet and discuss what you
are looking for in yourLoudoun County Home. By discussing your
needs and wants defines the criteria for your specific home and narrows
the search to find that home that fits your Family's needs! We will then

down. Bring the list with you. No one knows better then you what
is most important to you and your family. This brings us to our
next phase: 5 Must Haves: If
the truth be told there is no home that will have 100% of what you are
looking for. Even if you buy a custom built home you may have had
to compromise on the acerage and lot. There are however 90%, 95%,
and yes even 99% homes that will meet your family;s expectations and

Please
note that what you may think is important at first may not be as
important as you thought. If you feel something else is more
important then one of the 5 must haves you have written down, then you must let go of one to add the other, otherwise you may have to increase your budget for purchasing your home.
Where Do You See Yourself Living In Loudoun County? Ever hear the old real estate saying, LOCATION LOCATION LOCATION? Deciding
where in Loudoun County you want to live is just as important.
Some of the deciding factors that will determine where you ultimately
end up buying will be based on 2 main factors
1) Your Budget: How much you can afford based on your prequalification from your lender 2) What you deem is most important to you and your family.
This includes your willingmess or unwillingness to commute perhaps and quality of life
Pre Qualification: You will need to begin the process of speaking to a Lender to determine what type of mortgage and how much of a mortgage you can qualify for. Knowing what you can get prequalified for determines our budget for the search of your new Loudoun County Home. This keeps us on track and going in the right direction when it comes to searching for new homes on the MLS that you can qualify for. If you do not have a Lender that you can refer to for this information, I can provide you with a list of Lenders from which you can interview and choose from. Please
note that being Prequalifyed and Pre Approved are two different things
entirely. We will get to Pre Approval later in the process.
MLS Search: The
next step is to search the MLS or Multiple Listing Service. We
will search the databse to find homes that meet both your family's
needs as well as your budget. Based on your criteria and what
homes are available and are currently listed for sale will give us a
starting point as far as what fits you and your family's needs
best. We will then go through them and determine whether they are
a match for you or not. This will reduce the number of homes for
which to preview and save you valuable time by not looking at homes
that arent of interest to you and your family.
